Buying your first home in North Atlanta is one of the most exciting things you'll ever do — and one of the most overwhelming. The market moves fast, the process has a lot of moving parts, and there's no shortage of opinions from friends, family, and the internet. As a Realtor® who works with first-time buyers every single day across Alpharetta, Cumming, Milton, and Gainesville, here's what I wish every first-time buyer knew before they started.
1. Get Pre-Approved Before You Fall in Love With a Home
I can't stress this enough. In North Atlanta's competitive market — especially in Forsyth County, Cherokee County, and Fulton County — well-priced homes often receive multiple offers within the first 48 hours. If you're not pre-approved, you can't make an offer. And if you're not pre-approved, you also don't know your real budget, which means you might be touring homes you can't afford (or ones well below what you could actually buy).
Pre-approval is different from pre-qualification. Pre-qualification is a quick estimate. Pre-approval is a full review of your income, credit, and assets by a lender — and it's what sellers require before taking your offer seriously.

2. Your Buyer's Agent Costs You Nothing
This surprises so many first-time buyers. As your buyer's agent, my services are completely free to you — the seller pays the commission. 3. Know the Difference Between "Want" and "Need"
Before you start touring homes, get clear on your non-negotiables vs. your nice-to-haves. How many bedrooms do you truly need? Does the school district matter? Do you need a garage? A home office? A big yard?
When you're clear on your real priorities, the home search becomes so much more focused and less exhausting. I always do a detailed buyer consultation before we ever look at a single home — because the more I understand what matters to you, the better homes I can find.
4. Don't Skip the Inspection
I know the market can feel intense. I know there's pressure to move fast and sometimes to waive contingencies to win. But please — never waive your home inspection. The inspection is your opportunity to learn everything about the home before you're fully committed. A good inspector will find things you'd never notice, and you have the right to negotiate repairs or walk away if something major comes up.

5. The Closing Costs Are Real (and Often Forgotten)
Many first-time buyers budget carefully for their down payment and then get surprised by closing costs, which typically run 2–4% of the purchase price. On a $400,000 home, that's $8,000–$16,000 in addition to your down payment. Plan for it from the beginning so there are no surprises at the closing table.
